Where I Work

Jackson Hole is my home market. I have lived here since 1997 and sold here since 2003: the town of Jackson, Teton Village, Wilson and the west bank of the Snake River, the north valley out toward Moose and Kelly, and south through the canyon into Alpine and Star Valley. I also carry an Idaho license and equally work Teton Valley. Most agents here pick one lane and stay in it. I never have.

Jackson is a scarcity market, and that is the whole story. Roughly 97 percent of Teton County is public or protected land, so there is rarely that next subdivision coming. Inventory stays thin, a good share of the best property trades quietly before it is ever listed, and two houses a quarter mile apart on the west bank can be several hundred thousand dollars apart for reasons that have nothing to do with the finishes. Knowing which lots sit in the floodplain, which ones hold sun in February, and which HOAs will actually let you rebuild is most of the job on this side.

Teton Valley is the opposite problem. There are roughly 300 platted subdivisions over there, a great many of them approved during the boom and never built out. The difference between a lot a bank will finance and one that has sat unbuildable for eighteen years is not something you can see from the road, and it is not on the listing sheet. I have been selling on that side since 2003 as well, and closed 42 lots at Spring Hollow Ranch alone through 2020 and 2021, so I know which of those paper subdivisions are real.

That is why both licenses stay active, Wyoming #5083 and Idaho #SP27313. When a buyer comes in with a Jackson budget that will not quite stretch, I do not hand them off and collect a referral check. I drive them over the pass myself, and I know what the comps did last spring on both ends of that drive.

Why People Call Me

I moved to Jackson in 1997 for one winter of skiing with a friend. I am still here. I got my real estate license in 2003, raised two kids through the Teton County school system, and I have spent every winter since 2004 teaching and guiding skiing at Jackson Hole Mountain Resort.

That last part is not a hobby I put on a bio to seem interesting. It is why I can tell you what the ski-out from a particular Granite Ridge house actually looks like in late March after the sun has been on it, instead of pointing at a trail map. Same with the rivers. I guided fly fishing for JH Anglers, Snake River Kayak & Canoe, and Grand Fishing Adventures. When someone asks how the fly fishing is near a property, I answer from the boat, not from a comp.

It depends entirely on residency. Wyoming has no state income tax and no estate tax, which matters a great deal to a high earner establishing primary residency and very little to someone buying a second home they will use six weeks a year. For non-resident vacation buyers, the difference between the two states is small enough that it rarely drives the decision.
