Can You Afford Jackson Hole? Here Are Your Real Options

Jackson Hole’s entry-level home and lot prices put real strain on most budgets, and that strain is not going away. If Jackson’s price point does not work for you, Star Valley, WY and Teton Valley, ID offer similar mountain access and the same lifestyle for considerably less, both within an easy drive of Jackson. Jackson’s price floor keeps climbing. Jackson Hole is not an easy market to break into, and there is no point pretending otherwise. After 20-plus years selling here, I have watched the entry price climb steadily on both homes and land, and that trend has held for years now, not just a recent spike. Current pricing is in the comparison table below, but the honest takeaway is this: Jackson is, and will likely remain, one of the most expensive small markets in the country, driven by limited buildable land and a buyer pool that is not shrinking.

Teton Valley gives you access to the Teton Range for less. Here is what most buyers do not realize until they sit down with someone who knows both sides of this region: you do not have to give up the lifestyle to find a number that works. Teton Valley, Idaho has meaningfully more available land and a lower cost basis than Jackson across the board, on homes and on lots, while still putting you minutes from the same mountains. Star Valley is the option fewer agents talk about. It sits 35 to 65 minutes south of Jackson depending on which end of the valley you land in, and several of its towns, particularly Alpine, Star Valley Ranch, Bedford, and Etna, run genuinely attainable price points by Teton County standards. Thayne and the Fairview/Smoot corridor are where most of the new construction is happening right now if you want something built rather than existing inventory.

Star Valley is not a consolation prize, it is its own outdoor playground. The Salt River runs the length of the valley and holds good numbers of cutthroat and brown trout, with the Greys River corridor running up into the Salt River Range for anyone who wants to get into wilder, more remote water. Up at the north end near Alpine, you are minutes from Palisades Reservoir for lake fishing and boating, and close enough to the South Fork of the Snake to fish water I have floated for years. The Salt River Range itself is a different mountain system than the Tetons, but it holds its own for snowmobiling, hunting, and more. If your priority is the lifestyle and not the zip code, Star Valley delivers it at a price Jackson simply cannot match anymore.

Alpine has something you won’t find near Jackson at all. Alpine Airpark is a fly-in residential community where homeowners taxi straight from the runway into their own hangar. It is a niche corner of the market, but it tells you something about Star Valley as a whole. There is room here, literally and otherwise, for a kind of property that simply does not exist on the Jackson side of the hill.

So the honest answer depends on what you are actually trying to buy. If your heart is set on being in town or close to the resort, you need to plan around Jackson’s price point and the fact that it is not trending down. If the goal is the mountain lifestyle, the rivers, the healthy living, and the space, Teton Valley and Star Valley both get you there for considerably less, and you are still close enough to treat Jackson as your backyard.

Entry-level lots in the $800,000 to $1 million range exist, and condos and townhomes can come in below the single-family home median, but buyers with tighter budgets are increasingly looking at Star Valley, WY or Teton Valley, ID as a more realistic path to the same lifestyle.

Teton Valley is a separate state and county with no Wyoming-style protected land restrictions limiting supply the same way, more available land to build on, and a market that has historically traded at lower price points even as it has appreciated significantly in recent years.
